Building a dream home has been a lifelong aspiration for me, and several years ago, the opportunity finally came. I had purchased a picturesque lakefront lot with an old cottage. Initially, I intended to keep the property as it was, eventually replacing the cottage with a new home. However, after a few weekends in the musty old camp, I realized it was time to expedite my plans.

An essential part of my dream was to serve as the General Contractor, contributing significant sweat equity. I achieved both, though the journey was filled with challenges. Through this series, I aim to share my experiences, hoping others might benefit.
Choosing Home Style and Size
Once I decided to replace the cottage, the next step was determining my new home's style and size. The lot's limited size required careful planning to comply with town setbacks. Despite these considerations, I opted against hiring an architect to save costs, choosing instead to explore home designs in magazines and online. I also invested in a budget-friendly home design software. After a week of research, I found a design that mostly fit my needs, though it required modifications. The software proved more complex than anticipated, but after a couple of weeks, I finalized a floor plan with all necessary dimensions.
Taking on the Role of General Contractor
One of my goals was to manage the project as the General Contractor. I quickly realized that banks are hesitant to offer construction loans to novices. I bypassed this by not relying on bank financing. With further insights, I discovered I might have secured a construction loan by going full-time as a General Contractor. This would have involved presenting a detailed proposal with costs and subcontractor details.
As a General Contractor, I created a build schedule and task list, prioritizing subcontractor identification, permit acquisition, and septic design approval.
Selecting the Right Subcontractors
Choosing the right subcontractors is crucial to a project’s success. Poor selections can lead to delays, cost overruns, and subpar workmanship. Before hiring, I visited current job sites to evaluate work quality and relationships. Gathering references was also key. If any issues arose, I moved on. Settling for second-rate subcontractors can cause major issues, so it’s better to adjust timelines or budgets if necessary.
Navigating Permits
After hiring my key team members, including the excavator, framer, and foundation company, we reviewed the plans on site. It's vital to stake out the house footprint carefully, considering setbacks, septic systems, and well locations. Once aligned, I consulted the building inspector with our plans. Obtaining approval required submitting thorough documentation, often including local and state forms on topics like wetlands and energy use, as well as detailed engineering drawings. My framer assisted with additional sketches to ensure code compliance, circumventing the need for an architect.
A week and several hundred dollars later, I had the building permit in hand.
Designing the Septic System
My new home needed its own septic system, necessitating a septic design and permit. Initiating this early is advisable, as it can take months to secure necessary town and state approvals, along with site evaluations. Without a defined septic location, determining the home's exact position can be challenging, and inspectors may not issue permits without it. I benefitted from an existing small septic system, which granted initial approval, though I faced financial risks if adjustments were needed later. Fortunately, all went smoothly, allowing me to proceed with demolishing the cottage and commencing site work.
