Leading developers, including Delhi-based firms, are revamping the Sikh sacred city with malls, multiplexes, villas, and luxury apartments. Punjab's government plans for special economic zones (SEZs) have further fueled interest from builders. Yogesh Verma, Managing Director of DLF Universal, states: "Our goal is to make Amritsar the best city in the country."
Just as they did with Gurgaon, developers aim to bring cutting-edge infrastructure to Amritsar, enhancing tourism and connectivity to the Wagah border. Despite its potential due to religious tourism and an international airport, the city’s growth has lagged?"a trend set to change with new investments.
The DLF group is spearheading efforts by introducing global-standard infrastructure in the vast SEZ, with plans to inject Rs. 4,000 to 5,000 crore into the border city. Verma reveals that DLF alone will spend Rs. 800 crore upgrading infrastructure, with development occurring across textiles, engineering, food processing, and free trade.
With 35 million square feet of development underway and an investment of over Rs. 10,000 crore across Punjab, DLF is poised to revolutionize "Apna Punjab." The 2,500-acre SEZ between Ludhiana and Jalandhar will feature state-of-the-art housing, infrastructure, retail, and its own power generation. DLF’s ambitions extend beyond Amritsar, with plans for real estate projects in Chandigarh and other Punjabi cities.
Numerous other builders are enthusiastic about revitalizing Punjab and Haryana. Companies like Advance India Projects Ltd., Omaxe, and Today Home and Infrastructure are planning multiple malls in the region. Clarion is introducing English country-style living to rural Punjab, building luxurious bungalows evocative of an English town.
Projects extend into Haryana, where Ansals is developing a township in Kundli, with similar endeavors in Mohali, Jalandhar, Bhatinda, and Chandigarh. The Punjab government has approved eight of ten planned projects, with the remaining two approvals imminent. Additionally, DLF's Rs. 1,000-crore group housing and township project has received sanctioning, with malls planned for Ludhiana, Amritsar, Patiala, Mohali, Chandigarh, and Jalandhar. Verma comments, "The state is ripe for development, and DLF has the credentials for this investment."
As developers transform Punjab, a balance must be struck to preserve the region's unique character, avoiding the uniformity often seen in western cities. The vibrant chaos, emotional depth, and expressive culture must remain integral to the identity of Apna Punjab.
