The abundance of affordable houses in Anaconda and nearby Butte is primarily due to the limited job opportunities. While finding work was easy, securing high-paying jobs was not. This economic downturn in the '80s, following the closure of mines and smelters, led to a population decline.
According to the 2000 U.S. census, 13% of Anaconda's housing units were vacant, which significantly lowered home prices. However, the town still features essential amenities, is cleaner, and is slowly recovering, making it an attractive destination for retirees or those with internet-based businesses.
Economic challenges are a common reason for affordable housing across many towns. Yet, these places often show signs of recovery. Anaconda, for instance, now boasts a ski resort and a Jack Nicklaus golf course. Housing prices are significantly higher just an hour away, indicating potential growth for Anaconda.
Houses to Avoid
While there are gems like Anaconda, not all affordable houses are in thriving locations. We once visited a South Dakota town with houses going for bargain prices due to a mass exodus. One five-bedroom farmhouse was listed at just $11,000. While it sounded tempting, the town's boarded-up buildings revealed its decline, making even a free house undesirable.
What Makes a Town Worthy?
After our Montana adventure, we created a website showcasing towns with affordable housing. Our criteria, though subjective, include:
1. Population between 4,000 and 80,000.
2. A decent library.
3. A good grocery store.
4. A movie theater.
5. At least six houses for sale under $50,000.
6. A welcoming atmosphere.
After extensive research, we discovered several towns meeting these criteria, with homes priced under $30,000. There truly are charming towns out there where you can find affordable homes.
