Buying Property in Bulgaria
Exploring One of Eastern Europe's Emerging Real Estate Markets
Bulgaria's real estate market has been the focus of increasing attention over the past two years as foreign buyers and investors explore this promising opportunity. In 2004, foreign investment in Bulgarian properties soared to over €500 million, a substantial rise from €98 million in 2003. Frequently ranked among the top 20 destinations for foreign property purchases, Bulgaria has secured its place on the global investment map.
With the country's anticipated entry into the European Union in 2007, investors are eager to capitalize on the expected rise in property values and rental income. Bulgaria has seen growing tourism in recent years, with 2.7 million visitors in the first half of 2005, including a 42% increase in British tourists. The World Trade Organization forecasts that by 2020, the number of foreign tourists could reach 10 million.
Foreign investors are particularly drawn to three key areas: the Black Sea Coast, the capital city of Sofia, and the mountain ski resorts. Additionally, charming old houses inland, available from as little as €1,700, attract buyers interested in the medieval allure of cities and villages like Veliko Turnovo, Arbanassi, and Tryavna.
Bulgaria offers over 300 days of sunshine annually, a coastline stretching more than 380 km, stunning mountains, eco-tourism opportunities, and some of the most affordable properties in Europe. It's no surprise that interest in Bulgarian real estate is growing. Although property prices in some areas have doubled over the past two years, new apartments on the coast can still be found for as little as €20,000.
Despite some negative press regarding overestimated rental returns and exaggerated capital growth rates, Bulgarian properties remain undervalued and represent a promising investment opportunity.
